RENTER REQUIREMENTS: The Guest understands that Harbor Towers Properties Inc. rents to responsible adults over the age of 25 ONLY. For legal and accounting purposes, the Guest placing the reservation must be the same as the credit card holder on file.

There is a 14-night minimum stay. Rates are based on property size, location/amenities and season and are subject to change without notice. Rates do not include a Harbor Towers Properties, Inc. Administration charge. Rental rates/charges and fees do not include the 7% state tax, or 5% local tax. All rates, charges, fees and taxes are based in US currency. A standard departure cleaning fee will be added. The cleaning charge varies with unit size.

ADVANCE RENT PAYMENT / FINAL RENTAL PAYMENT: A minimum payment of 25% down per booking is required to confirm the reservation. VISA, MasterCard, Discover Card, personal check or money orders are accepted. Final rental payment will be due 30 days prior to the scheduled arrival date. If payment is not received by the due date, the balance will be charged to your credit card. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 30 days prior to arrival, full payment is due at the time of reservation.

A $35.00 service fee will be charged for any returned checks.

DAMAGE POLICY: Every reservation requires a Vacation Rental Damage Protection Plan (VRDPP) at a cost of $39.00. This non-refundable damage protection fee does NOT cover intentional damage, theft or breach of policies. The damage protection is limited to a maximum of $1,500.00 for unintentional and/or accidental damages to the rental unit interior that occur during your stay. Any damages that exceed $1,500.00 will be charged to the credit card on file. Any additional charges not related to damage will be charged to the credit card on file. Full details of the VRDPP coverage are contained in the Certificate of Insurance or Insurance Policy ( )The VRDPP may be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to Harbor Towers Properties Inc. any amount payable under the terms and conditions of the VRDPP.


ARRIVAL TIME: Check-in is at 3:00 pm DEPARTURE TIME: Check out is at 10:00 am.

UNIT ASSIGNMENT: A rental unit is assigned when you book your reservation. However, no unit request is guaranteed, and Harbor Towers Properties Inc. reserves the right to change unit assignment.

UPON ARRIVAL/DEPARTURE: Take a look around the unit. If there are concerns or issues with your rental property, please contact the Rental Office immediately. Please leave a message/email if no one is available. No refunds will be given for late arrivals or early departures. Contact the Rental Office for instructions for late arrivals. On departure, keys are to be dropped at the Rental Office. There is a $30 fee for any missing keys and/or access "fobs". This fee is not covered by the Damage Policy and the credit card on file will be charged.

EMERGENCIES/ MAINTENANCE: In the event of a problem getting into your unit or if there are problems with condition or functionality of the unit, please contact the Rental Office during office hours. For common area emergencies or access challenges that occur after hours, an emergency contact number will be provided upon your arrival.

CANCELLATIONS: Cancellations and reschedules may be made up to 60 days prior your reservation without penalty. Cancellations or reschedules made with less than 60 days’ notice will result in 100% loss of the Advance Rent Payment. This loss can be avoided if Travel Protection Insurance is purchased and the reason for cancellation is covered under the travel insurance policy. All reservation changes must be acknowledged in writing.

POWER/ WEATHER RELATED CANCELLATION: Harbor Towers Properties Inc. does NOT issue refunds due to acts of nature such as: weather, road conditions, power outages or forest fires, but Travel Protection Insurance does provide some protection against these instances. If the property is uninhabitable due to such circumstances and you did not purchase insurance, reservations can be rescheduled for future dates within one year of the reservation date.

TRAVEL PROTECTION INSURANCE: CSA Vacation Rental Insurance is available through Harbor Towers Properties Inc. and covers cancelation or interruption of your stay, travel delay, baggage delay, rental car damage, and emergency/medical/dental expenses. Please read your documentation carefully as certain limitations, restrictions, and exclusions apply. The plan is optional, but we strongly recommend it. In case of unforeseen events, this insurance helps protect your vacation investment. IF YOU CHOOSE NOT TO PURCHASE THIS COVERAGE, NO REFUNDS WILL BE GIVEN WITHIN THE 60 DAY PERIOD. For questions concerning the travel insurance or to make a claim due to a cancelation, please call CSA directly at 1-800-554-9839. HOUSEKEEPING: Your vacation accommodations will be cleaned to quality standards prior to your arrival and after your departure. If you have any concern with the condition of the unit upon your arrival, please advise the Rental Office immediately and they will rectify the problem. You will be responsible for the cleaning of your unit during your stay and for leaving it in good condition at check-out.
The cleaning after your stay includes 2 loads of laundry. If extra wash is left, there is a $10 charge per laundry load. Smoking is strictly prohibited inside rental units or on the balcony/lanais. You will incur an additional charge for deodorizing if any evidence of smoking is found in the unit. No candles, incense or lamps are permitted in any unit. We respectfully ask that you treat the unit with the care you would as if it were your own.

MAINTENANCE: Please report all maintenance items to the Rental Office and we will respond to them as soon as possible.

RIGHT OF ENTRY: The Guest agrees that Harbor Towers Properties Inc. reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs alterations or improvements as we may deem appropriate, or to show the property to prospective purchasers or Guests (in which prior notification will be given).

LINENS & TOWELS & SUPPLIES: Bath towels, sheets, pillows, blankets and Beach Towels are provided. An initial set up of trash liners, bathroom paper, and facial soap is provided. Extra items needed are the responsibility of the Guest.

CABLE TV, INTERNET: ALL units have Basic HD cable. Each property is privately owned and may have different subscription packages for cable and may or may not have secure internet in the unit. WIFI is available in most common areas.

ALL CARS MUST HAVE A PARKING PERMIT: Please register your vehicle with the office and place a parking permit in the left side of your window. No Boat Trailers or Commercial or Recreational Vehicles are allowed. Please review vehicle limitations in the Good Neighbor Policy. If you park in an area that is not your designated parking spot, you will be ticketed and may be towed.

AGENT: The Guest is hereby notified that Harbor Towers Properties Inc. is Agent for the Property Owner and will be paid by the Property Owner. All monies are placed in an interest-bearing account with interest payable to the Agent. Agent will not be held responsible for acts of theft or vandalism or other damages to the Guest’s personal property or items left in the unit.

GOOD NEIGHBOR POLICY: Harbor Towers is a “mixed use” complex that includes both shorter term guests and Property Owner residents. Please be sure to observe all rules and regulations which are provided for the property. All Guests, as well as Property Owners are required to conform to all rules and regulations. Violations are subject to fines.

RULES AND REGULATIONS: The Guest will receive a copy of the appropriate rules and regulations at or in advance of arrival. These rules and regulations are meant to establish a reasonable code of conduct that will lead to safety and enjoyment for all. Items include but are not limited to; No Food or Glass in the pool area, No drying of towels on balconies or on patio fences, Identification of Designated Smoking Areas outside the building, Beach Access is through public entry points only, etc.

INDEMNIFICATION & HOLD HARMLESS: While Harbor Towers Properties Inc. and its Property Owners strive to ensure all properties are in the finest condition upon your arrival, no guarantees are expressed nor implied regarding suitability or for any purpose. All Guest(s) and their invitees use the community structures and premises at their own risk. Harbor Towers Properties Inc. as well as its Property Owners shall not be held liable or otherwise responsible in any way for injury to any Guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said Guest(s) and/or invitees, or by the failure of structures, appliances, furnishings, and/or other equipment, whether by malfunction, misuse, acts of God/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the rental units and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the rental unit and/or its contents. Harbor Towers Properties Inc. and its Property Owners shall not be held liable nor otherwise responsible in any way for allergic reactions to Guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the rental unit and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this Agreement, Guest(s) and invitees hereby agree to forever hold-harmless and indemnify Harbor Towers Properties Inc. and its Property Owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the Guest(s) use of the property.
